[摘要] 老舊房屋改造是解決目前房屋大規(guī)模“老齡化”的有效手段。此類政府參與組織并部分出資的項(xiàng)目，要考慮其是否符合社會(huì)經(jīng)濟(jì)效益的要求。通過(guò)一系列的成本與效益值計(jì)算，最終得出項(xiàng)目的經(jīng)濟(jì)凈現(xiàn)值(ENPV)、經(jīng)濟(jì)內(nèi)部收益率（EIRR）、經(jīng)濟(jì)效益費(fèi)用比(RBC)三個(gè)評(píng)價(jià)指標(biāo)。并且，三個(gè)指標(biāo)都遠(yuǎn)遠(yuǎn)超過(guò)了社會(huì)經(jīng)濟(jì)效益的要求；老舊房屋改造項(xiàng)目，有著巨大的社會(huì)效益。

Abstract: Currently, the old houses renovation project is an effective measure, to solve the houses large quantities of aging. This kind of project, that is organized and partly paid by our government, requiress of the economic benefit should be thought of. After a series of costs and benefits calculated, we finally got three evaluation indexes: Economic net present value, economic intemal rate of return, economic benefit cost ratio. The evaluation results imply that, the old houses renovation project has much more social benefits than requires.
